Every project we manage—whether full lifecycle or construction-phase only—is governed by a Guaranteed Maximum Price (GMP) framework. GMP isn’t just a cap on spending—it’s a contract structure that protects your resources and empowers you to lead with confidence.
Target Cost. Your actual working budget. This is the portion of the Guaranteed Maximum Cost (GMC) allocated for all disbursable construction costs—materials, labor, equipment, and subcontracted work. Funds may be disbursed directly per request or advanced through a revolving fund, but in all cases: Direct or revolving—always documented and owner-approved. All discounts and savings revert to the owner. Full cost reporting and liquidation are provided.
Contingency Reserve. Your buffer for known-unknowns—such as scope clarifications, substitutions, or minor unforeseen conditions. It is strictly tracked, accessed only when needed, and liquidated with documentation. Unused balances are returned to the owner.
Management Reserve. Your safeguard for exceptional events—such as regulatory changes, latent conditions, or legitimate scope changes. This reserve is 100% controlled by the owner and released only with written approval. Also tracked and liquidated only when authorized.
Builder’s Fee. A fixed, declared compensation—clearly stated upfront. This is the Builder’s only income, covering project management, coordination, and overhead. There are no embedded markups or hidden profits. This is the only pre-agreed and fixed fee—no itemized breakdown is required.
